How a job runs
Nothing commits you until you sign the quote. The survey is free and the report is yours whether or not you use us.
We say on the phone whether it is something we do and roughly what range it falls in.
Photographs, meter readings, and a report that includes what we think does not need doing.
Itemised by task, one fixed total, a start window. It holds for sixty days.
The person who surveyed it runs it, and sends a photo update at the end of every day.
A clean room, the certificates, and a two-year workmanship guarantee in writing.
Genuinely unforeseen — a soft deck under good felt, wiring older than the survey could see — and we stop and re-quote. You can accept it, decline it, or have us make safe and leave. It never just appears on the invoice.

Cracked felt, water ponding in a sagging deck, a bucket in the back bedroom.
Re-boarded to a fall, single-ply membrane, new trims. Two corners replaced, in orange.
The deck had gone soft in two corners under felt that looked sound. We stopped, photographed it, and re-quoted on the day. The customer agreed before a board came up.
In writing
They are on the quote because a promise on a website costs nothing. One on a signed document is something you can hold us to.
Anything new is re-quoted and agreed before it is done, never added after.
On workmanship, in writing, transferable if you sell the house.
Above that, materials only, against receipts. Never the full amount up front.
Dust sheets down, waste away, and a room you can use overnight.

Every customer gets the same three-question follow-up a fortnight after we leave. These are from it, unedited, including the four-star ones.
They found the actual leak in about twenty minutes — a cracked slate two metres from where the stain was. Two previous firms had quoted me for a whole new roof.
The quote was the invoice. That sounds like a low bar and in my experience of builders it absolutely is not.
Kitchen went four days over and they told me on day two, with photographs of the wiring. Not the week I wanted, but I never once had to chase them.

Do not fill in a form. Call, and somebody will tell you straight away whether it needs making safe tonight or can wait until morning — and if it can wait, we will say so rather than charge you £120 to find out.
